Stage 1 - Planning

The first stage for planning a build is for us to have an initial consultation about your needs and wants. We can then advise on the style of your house and the materials needed for it, in order to work out a budget. Your wish list is useful. (Hint- start putting together files of looks and designs you like, this will l help us ascertain your individual style.) We can also visit your section, if you have one, to advice on making the best use of space and to ensure the building materials you select are in keeping with the location. If you don't have a section yet, we can advise you what to look for in your section in order to match your ideal home.

Stage 2 - Concept Design

After your meeting with the Project Manager, ideas of your wants and desires for your home will have been established. With all this information we will then commission an architect or draughtsperson on your behalf, to provide a concept drawing. This process requires an initial deposit to be paid, and will provide you with a floor plan, elevations and a full specification of products used in your home. The services of an engineer or land surveyor may be required at this point, this may be for geotechnical/structural engineering, waste water designs and site survey for contours and services. The cost and implications will be discussed with you at this time. Your concept plans will be presented to you, any changes can be discussed and drawings modified accordingly, along with an estimate based on the concept plan only.

A PIM (Project Information Memorandum) can now be applied for, to ensure that there are no future or hidden restrictions on your site. At this point A C Builders can assist you with your application for Resource Consent if required.

Stage 3 - Interior Design

Once you are completely satisfied with the concept plan and specifications, Liz an experienced interior designer will work closely with you to determine all aspects of the building, exterior, finish, colours, window specifications, and invite you to meet with our preferred kitchen, lighting, bathroom and flooring professional who will also assist you in making those important choices.

Stage 4 - Working Drawings

Once all selections are made, and fine tuning done, we can then advise the designer to commence with the full working drawings of your new home. The project manager will work closely with you and the designer throughout this process make sure all areas of the design are covered. Once the full working drawings are finalised they will then be presented to you, for your approval.

Stage 5 - Contracts and Guarantees

A C Builders will then distribute the plans to all sub-contractors and suppliers for quotations. These quotes will then be compiled and a fixed price quotation will be completed. The Project Manager will go through the quotation specifications with you, and present a standard Master Build Contract and Guarantee. The completed contract documents include Master Build Contract, working drawings, kitchen plans, electrical plan, colour schedule, Master Builders Guarantee and full specifications. Once all are signed and you have paid your deposit, we can apply to local council for building consent on your behalf.

Stage 6 - Construction

Once your plans have been council approved and all the necessary permits granted, the Construction Manager can schedule your job and begin construction. Power and other services would need to be connected at this point. During construction the Project Manager will guide you through the construction process to completion. The Construction and Project Manager will be at hand throughout the building process, and can be contacted by phone or e mail. Regular up-dates and site meetings between clients and the managers can be held at various times during construction.

Stage 7 - Hand Over

On receipt of your Code of Compliance Certificate, from the council, the Project Manager and Construction Manager will walk you through your new home to inspect and double check all work is completed to your satisfaction, keys and any monies owed are now exchanged, you will be invited to sign the Master Build completion form, and then you are ready to move in and enjoy your new home.

You will be handed all warranties and certificates, also a form in which any defects that may arise over the next 180 days can be documented, this can be forwarded directly to A C Builders. The Master Build Guarantee term also applies. A C Builders work insurance will cover your property throughout the build, so you should make arrangements to have your house insurance in place ready for hand over day.
